Victorian Tile Repair & Restoration – Dean Park Crescent, Stockbridge, Edinburgh

We recently completed another Victorian tile repair project in the beautiful area of Dean Park Crescent in Stockbridge, Edinburgh.

This floor had suffered from years of wear, movement, and previous failed repairs, leaving a number of damaged and loose tiles throughout the entrance vestibule. Like many original Victorian floors, the challenge is never just replacing tiles — it’s doing it sympathetically while preserving as much of the original character as possible.

Careful Tile Uplift & Preparation

The first stage was carefully lifting the damaged tiles without disturbing the surrounding floor. With Victorian floors, this process needs patience and experience as the old tiles can often crack during removal due to the age of the original bedding materials underneath.

Once the damaged sections were removed, the subfloor was cleaned and prepared to create a solid base for the repairs. Any unstable material was removed before rebuilding and stabilising the area ready for the replacement tiles.

Reusing Original Victorian Tiles

One of the main aims on projects like this is always to save and reuse as many original tiles as possible.

We managed to salvage a number of the original geometric tiles, grinding the backs and edges carefully to remove old adhesive and grout before resetting them back into the floor.

Reusing original tiles helps keep the authentic character and aged appearance of the floor rather than making repairs stand out with brand new materials.

Mixing Original & Reproduction Tiles

As with many Victorian tile restorations, some of the original tiles were too badly damaged to reuse.

For this repair we used a mixture of salvaged original tiles alongside reproduction Victorian tiles to match the existing floor as closely as possible.

Some of the tile sizes used in these older floors are no longer manufactured, meaning certain pieces had to be hand cut and shaped on site to achieve the correct fit and maintain the original pattern.

This is often the difference between a basic repair and a proper restoration project.
