Repair, Cleaning & Sealing – Somerset Dental Practice Case Study

At Somerset Dental Practice in Glasgow West End, I recently carried out a full 3-stage restoration to bring a worn, unstable floor back to life using specialist, heritage-safe methods.

- Preparing and levelling the subfloor where required
- Refitting the original tiles back into place
- Regrouting all repaired sections
This stage is critical. There is no point cleaning or sealing a floor if it is not solid underneath.



Phase 2 – Deep Cleaning of Victorian Tiles
Once the floor was stabilised, I returned to carry out a full restorative clean.
This process included:
- Application of specialist heritage-safe cleaning products
- Agitation using rotary machines with the correct pads and brushes
- Removal of ingrained dirt, residues and old sealers
- Wet extraction of all waste and contaminants
- Full neutral rinse to stabilise the floor before sealing
At this stage, the original colour and detail of the tiles begins to come back through.



Phase 3 – Sealing & Protection
After allowing the floor to fully dry, I returned for the final stage — sealing.
This involved:
- Application of a breathable impregnating sealer
- Enhancing the natural colour and pattern of the tiles
- Providing long-term protection against staining and wear
- Breathable sealing is essential for older floors, allowing moisture to escape while protecting the surface.
The Result
The floor was transformed from:
- Loose and unstable
- Covered in years of contamination
- Visually dull and worn
To:
- Structurally solid
- Deep cleaned and restored
- Protected with a breathable sealer
- Back to a finish in keeping with the property
All without unnecessary replacement.
