Repair, Cleaning & Sealing – Somerset Dental Practice Case Study

At Somerset Dental Practice in Glasgow West End, I recently carried out a full 3-stage restoration to bring a worn, unstable floor back to life using specialist, heritage-safe methods.

Phase 2 – Deep Cleaning of Victorian Tiles

Once the floor was stabilised, I returned to carry out a full restorative clean.

This process included:

  • Application of specialist heritage-safe cleaning products
  • Agitation using rotary machines with the correct pads and brushes
  • Removal of ingrained dirt, residues and old sealers
  • Wet extraction of all waste and contaminants
  • Full neutral rinse to stabilise the floor before sealing

At this stage, the original colour and detail of the tiles begins to come back through.

Phase 3 – Sealing & Protection

After allowing the floor to fully dry, I returned for the final stage — sealing.

This involved:

  • Application of a breathable impregnating sealer
  • Enhancing the natural colour and pattern of the tiles
  • Providing long-term protection against staining and wear
  • Breathable sealing is essential for older floors, allowing moisture to escape while protecting the surface.

The Result

The floor was transformed from:

  • Loose and unstable
  • Covered in years of contamination
  • Visually dull and worn

To:

  • Structurally solid
  • Deep cleaned and restored
  • Protected with a breathable sealer
  • Back to a finish in keeping with the property

All without unnecessary replacement.
